Zusammenfassung

Immobilien sind Konsumgüter, für die sowohl Miete als auch Kauf möglich sind. Auf einem perfekten Markt sollten beide Wohnformen daher nahe Substitute sein, d. h., der Barwert der Mietzahlungen einer Wohnung über den gesamten Lebenszyklus sollte vergleichbar mit dem Kaufpreis der gleichen Wohnung sein. Dies ist jedoch aufgrund der Heterogenität von Immobilien in der Realität nicht der Fall.
